Real estate registration under new rules

Today we will tell our readers about how, in accordance with the new rules, registration of ownership of real estate in Ukraine is registered.

Starting from this 2013, a new procedure has entered into force to register property rights to real estate objects. For this, a new information system was created, unified for the whole country – the state register of real estate rights, in which the entire process is actually carried out to register relevant rights within the framework of the country. To carry out this procedure, everyone who wants or a potential owner must contact directly to the registration service of Ukraine or to a notary public.

The duration of this procedure does not exceed one day, while most of the functions of notaries are as follows:

– registration of property for the alienator, in accordance with the new version of the register of rights;

– there is a certificate of the alienation agreement;

– The fact is recorded on the transfer of property rights directly to the acquirer, on the basis of which the corresponding excerpt from the current version of the state register is issued.

If we consider the legislative and technical base as a whole, then they provide the possibility of registering a real estate object. We can say that when purchasing, selling or renting an apartment, no difficulties arise. The essence of the problems of this issue is not to refuse certain notaries to register the relevant transactions, but in the actual distrust of most of our compatriots to the new registration procedure. This period is transitional, therefore, some owners of real estate and its potential owners refuse to carry out transactions right now, time, so that the market comes to normal working condition. If we consider in general the number of available objects in the metropolitan real estate market, then you can observe a small amount of them, which only confirms all of the above.

If you talk directly about private notaries, then they have a financial interest in conducting such transactions, since the corresponding financial reward will also depend on their number. Notaries will not deliberately deprive themselves of earnings.
